5. Course Objectives:

This course aims to provide learners with specialized knowledge related to real estate investment and financing activities from the perspective of investors and lenders such as basic legal concepts used in real estate investment and financing; legal documents; applying the principle of monetary value over time to investment decision-making; methods of real estate mortgage loans with fixed interest rates with constant periodic payments as well as real estate mortgage loan methods with adjusted interest rates; how to use financial leverage and other financing methods in real estate investment activities; clarifying the guarantee activities and guarantee process for real estate mortgage loans; analyze and assess risks so that effective investment decisions can be made on that basis. The subject also prepares learners with career skills such as calculation and problem-solving skills to help learners develop their careers better in the future.

6. Brief Description of Course Content:

This module will provide learners with the basics of real estate investment and financing activities. Learners will grasp the legal terms used in real estate business, so that they have an understanding of the laws on real estate currently in use. Learners will be able to distinguish real estate assets and ownership rights to real estate; distinguish the difference between the form of mortgage loan and the form of real estate mortgage loan. Understand and grasp the terms of the financing contract in the form of real estate mortgage loans such as credit contracts, mortgage contracts. Understand and understand the form of handling violations of terms related to the performance of contractual financial obligations in the borrower's financing contracts. Learners will be proficient in determining the value of currencies over time and apply this principle to investment decision-making. Learners can identify and analyze important factors in the valuation of real estate mortgage loans, loan terms of real estate mortgage loans with fixed interest rates, calculation of payments and loan balances according to fixed interest rates as well as of real estate mortgage loans with interest rates adjust.
